6 tips for buying
new construction.

After 22 years in real estate, I've seen families succeed and stumble in the new construction process. Here's what I tell every client before they step into a model home.

Research the Builder

Not all builders are created equal. Look into the builder's reputation, visit their completed communities, and talk to homeowners who have purchased from them. National builders like Toll Brothers, Lennar, Ryan Homes, and NVHomes have established track records, but local custom builders often offer more flexibility and personalization.

Understand What's Included

New construction base prices often don't include upgrades. That "standard" kitchen may be beautiful, but upgraded countertops, flooring, cabinetry, and appliances can add tens of thousands to the final price. Ask for a complete list of standard features and a detailed upgrade pricing sheet before signing.

Visit the Neighborhood in Person

Model homes are staged to perfection. Visit the actual construction site to see the lot, the orientation, the view, and the neighboring homes under construction. Drive the area at different times of day to understand traffic patterns, noise levels, and the feel of the community. This is especially important in Montgomery County and Chester County where communities can vary block by block.

Get Pre-Approved Before You Shop

Builders often have preferred lenders who may offer incentives like closing cost credits or rate buydowns. Compare their offers with outside lenders to ensure you're getting the best deal. In today's market, many builders require a pre-approval letter before they'll even discuss lot holds or contracts.

Hire Your Own Real Estate Agent

The builder's sales representative works for the builder, not for you. Having your own buyer's agent means someone is looking out for your interests. And here's the key: in almost every case, the builder has already budgeted for a buyer's agent commission. You don't pay more for representation. A knowledgeable agent who specializes in new construction can help you negotiate upgrades, understand the contract, and navigate the inspection process.

Schedule Independent Inspections

Even new homes can have issues. Schedule a pre-drywall inspection to check plumbing, electrical, and structural work before the walls are closed, and a final walkthrough inspection before settlement. Some builders also offer a 1-year warranty and a 10-year structural warranty. Make sure you understand what is and isn't covered.

Like any major decision, buying new construction comes with trade-offs. Here is an honest look at both sides so you can make an informed choice.

Everything is brand new. No previous owner wear and tear, no outdated systems, no hidden surprises from the 1970s.

Con

The timeline is unpredictable. Supply chain delays, weather, and permitting can push your move-in date by months, and sometimes longer.

Energy efficiency. New homes are built to current energy codes with modern insulation, windows, HVAC, and appliances that save you money every month.

Con

The neighborhood may feel empty at first. New communities take time to fill in, and you may be living near active construction for months or years after you move in.

Pro

Customization. From paint colors to cabinet finishes to floor plan options, you get to make the home your own before you ever move in.

Con

Upgrades add up fast. The base price is just the starting point, and the "option list" can double your budget if you're not careful.

Lower maintenance. New construction homes come with builder warranties on everything from appliances to the roof. No major repairs expected for years.

Con

Landscaping and window treatments are often not included. A new home sometimes doesn't come with blinds, curtains, a fence, or even a finished yard. These add thousands to your move-in costs.

The builder's lender may be your only option for the best incentives. Always compare but know that some builder incentives are tied to using their preferred lender.
